Khaitan & Co were the sole advisers for Lam Research (India) in a significant land transaction valued at INR11.25 billion (USD132 million) with Embassy East Business Parks, a wholly owned subsidiary of Embassy Developments.

The deal involved subleasing and eventual divestment of 10.12 hectares of land in Whitefield, Bangalore, one of the city’s key commercial hubs.

The core team from Khaitan comprised partner Rajiv Khaitan, assisted by principal associate Amruthavarshini and associate Dwithi Acharya. Partner Tamarra Sequeira led the litigation advisory and senior associate Mukund Ullur provided registration support.

The team worked on structuring the transaction, drafting and negotiating the documentation, and overseeing regulatory compliance and registration processes.

This transaction marks a major milestone in Lam Research’s strategic real estate planning, enabling optimised asset utilisation and future expansion potential in a high-demand location in India.

The deal reflects the continued momentum in India’s commercial real estate sector, especially in Bangalore’s technology-driven corridors.
